Nier eased into the chair across from Lorraine. As his eyes lingered on her for a moment longer than she was comfortable with, and in that silence Lorraine felt the masculine presence of the man she had just met press against her composure.
She straightened her back instinctively, lips pursed, laptop open and ready on the table between them.
Her green eyes flickered to him, then quickly back to her screen.
'Professional Lorrain, remain professional, think about your husband and the happy life, you had build so far, I shouldn't even be having these thoughts.'
She reminded herself.
After all, despite her own little intrest, this was business by the end of the day. Yet the warmth crawling up her neck refused to die down, and no matter how firmly she told herself not to, her gaze drifted again to his hands as he rested them on the armrest.
'Such big arms... And muscles hehe.... Ha wait no, no, noooo... What am I doing!?'
Internally she fought with her own rising desires, as Nier looked at her and asked.
"Are you alright MS. Zane... You look a bit red over there."
"Ahh, my apologies, yes I am good... Sooo...
She began, clearing her throat.
"Your assistant called last night, and confirmed everything with my office. That was why I came in person today. And as of this morning, our records confirm your down payment of $5,000,000 CLE."
Nier gave a small smile.
"Yes Lisa, did made an down payment for me when I called her, I am delighted to know it reached your hands safely."
"It did."
Lorraine said quickly, fingers tapping against the keys of her laptop.
"To clarify for you, our process is fairly straightforward Mr. Augustus. We start with a fixed consultation rate of $10,000 CLE, just to bring a contractor to the site, assess, document, and pass information to our architects, since it is him your paying for the construction plans itself. From there, a mandatory flat down payment of two hundred and fifty thousand CLE will be asked of you. That fee goes directly to cover our workforce. If a project requires additional hands, Zane Construction covers the balance of wages until the client authorizes expansion. Materials, of course, scale depending on the size of the project. However with your down payment you have already pay for most of that, and still have remaining fees which we will take out, of course depending on what you asked of me today, will determine how much our own service fee will cost, is this alright with you."
Nier just smile, and said while resting his hands on his chin while saying.
"You don't hear me complaining now do you, go on, I am all ears right now."
"Ahh, good then we can proceed more with the conversation."
She recited this smoothly, it was clear to Nier that she had given this kind of treatment and to dozens of wealthy clients before. Yet with every word, she felt his eyes on her, steady, unblinking. She forced herself not to fidget under his attention.
"Agreed, let's continue."
Nier said, as he leaned back, folding his arms now.
But then before he speak he looked at Lorrain and said.
"Ahhh but before we continue, I just want you to know my project is not exactly… standard."
Lorraine's fingers paused on the keyboard.
It was no rare secret that rich people can be very weird in everything the do.
As such, she just nodded and reply back by saying.
"Mhm... I hear you, just let me hear it."
Nier leaned forward slightly, elbows resting on the table.
"First and foremost, I want my current villa improved, not torn down. Think of it as a foundation, I want it expanded into something greater. A Modern Day Palace, to be more precise, but the design has to be timeless. Large enough to accommodate… an entire school of students, to give you an idea of how big I want this thing."
Her fingers began moving again, noting down the request, but she couldn't help the quick flick of her eyes to his face.
'A palace? For one man?'
"That scale would push the project into the upper multimillion range."
She said carefully.
"Still possible, of course. But may I ask…
She hesitated, then forced herself to continue.
"Why something so large? You don't seem like the marriage type of I am being honest, no offense of course."
Nier smiled faintly, as though amused by her question.
"I have plans. A villa is too small for the future I see. Too… limiting. The house must fit the man, not the other way around, as my mother would say."
Lorraine bit her lip lightly, forcing herself to type faster so she wouldn't stare at him again.
His words were arrogant, yes, but they didn't feel hollow.
When he said them, there was actual weight and meaning behind them, she wish her husband was at the very least this ambitious as indirect as his comment to his ambition is... And hearing him speak with such confidence made her chest tighten in a way she hated to acknowledge.
He then continued, his voice low but firm.
"Also the old mansion at the back of the property, that stays. Given it carries my family's history. As such I want you to fuse it into the main structure of the palace."
She nodded, jotting it down.
But her thoughts flickered with curiosity.
For a moment, her eyes lingered on the sharp angle of his jaw as he spoke, the maroon strands of hair catching light. Heat crept back into her cheeks, and she quickly focused on the screen again.
"Anything else?"
Lorrain asked.

"A helipad. A pool, with depth control, deep enough to drown a man if he can't swim. Training grounds. Gun range. Meeting rooms. A bunker. Underground space, vast as the mansion itself. And most importantly, comes the property walls."
Lorraine blinked, then said, emphasizing on the last bit.
"A wall, hmmm I guess you desire to fixed the old one right?!"
"Yeah basically. And this is the most important part, if you can't do nothing else, then at very hear me request out on this, if possible can you make my wall out of reinforce steel?"
